The Tuvla field notes

How to find sold house prices

An asking price tells you what a seller hopes to receive. A recorded sold price tells you what a property actually changed hands for. Start your research with the transactions around an address.

Start with the street, then widen your search

Search a postcode in Tuvla and select a property on the map to see its available recorded sales. Look at nearby addresses as well as the home itself. A single sale can have an unusual story; several relevant transactions give you more context.

Compare similar homes and sale dates

A flat and a detached house on the same street are different comparisons. Consider property type, tenure, size and condition, where you can verify them. Check when each transaction happened: a sale several years ago reflects a different moment in the market.

Understand what is included

HM Land Registry Price Paid Data covers qualifying residential sales in England and Wales lodged for registration from 1995 onwards. It is not a complete record of every change of ownership. Some transactions are excluded, and a recent sale may not appear immediately.

Use the record as a starting point

A historic sold price is not a current valuation. Extensions, renovations, lease terms and the state of the property can all affect how useful a comparison is. Combine the record with viewings and further research before making a decision.
